When you select Eminent Construction you are choosing values as well as services, as a well established family enterprise, we at Eminent Construction are trying to hold on to the tradition of family run businesses that helped make America what it is today. We pride ourselves in building a personal relationship with clients and good dialogue is just as important to us as contractual obligation, welcome to the family.
Work begins at 8:00-8:30 a.m following an explanation of the day’s tasks and safety procedures . Lunch is at noon and the work day wraps up around 4:30 p.m. or sooner depends on what type of work we do on that day.
Safety is our main concern. The Construction Supervisor will determine whether the work for the day can proceed depending on the severity of the weather.
If a contractor or business is hired to work on your construction project and then you refuse to pay, the individual or business has the right to file a lien. The lien is a claim on your home. This means the contractors and suppliers could go to court to force you to sell your home to satisfy their unpaid bills from your project.
You may also receive a lien even though you have paid the general contractor in full for the project. If this happens, it may be because the general contractor did not pay a subcontractor or business, was slow in making payments or, possibly, closed up shop and filed for bankruptcy. Regardless of the reason, the individual or business has a legal right to be paid and can file claim on your property for the amount owed.
Making the homeowner pay twice for the work completed may seem unfair. But the homeowner, because he benefits from the improvements, is ultimately held responsibility for the debts. If you do end up paying twice - once to the general contractor and again to settle the lien - you have the right to file suit against the contractor to recover your costs.
Most projects involving changes to the building structure, plumbing, electrical, heating or roofing will require a permit. The processing of a permit through a building department can be intimidating if you are not familiar with the process, but we have doing it for so long that we have learned what is necessary to obtain necessary permits as quickly and as easily as possible.
Give us a call. We’ll ask a series of questions to get a general idea of what you want and where you are in the process. We will arrange to meet with you onsite to discuss the project, explain how we work, and map out the next steps specific to your project.
We issue Progress Billings weekly or biweekly depending on the size of the project. You are only billed for work that has occurred during the billing period.
We want our clients to be clients for life. If anything happens, please call us and we will make sure the best we can to assist you with your concerns. here at the office. Even if you have a question unrelated to the project we did with you, please feel free to call us. We have a wealth of information and resources, and we’d love to be of assistance to you.
Each contractor prices his labor, materials and overheads differently. This is why you end up with different estimates.
There are many different factors to take into consideration when pricing estimates. First make sure that the estimates have the same scope of work. The amount of service provided by the contractor has a big effect on the cost. If the contractor handles every detail of the project, the price will probably be higher. Quality of work is another factor of the cost.
If you have any questions about our work, feel free to contact us. We will be happy to provide you with references.
In California, the state limits advance payment at the time of contract signing to 10% of the total estimated job cost or $1,000, whichever amount is lower! All payments thereafter are supposed to be made for work performed or for materials delivered to the job site.
According to the National Association of Realtors® (http://www.realtor.org) there is a direct correlation between certain house components and the resale price of the home. For example, eco-friendly remodeling projects will lead to an increased resale value as these houses are more energy efficient, and are constructed from recycled green materials. More then that any upgrade if it's your kitchen or bathroom remodeling, driveway or back patio upgrade will increase the value of your home.
For several reasons: first of all, an unlicensed contractor cannot legally build in California and will not be able to pull the required city permits for you. Secondly, an unlicensed contractor cannot carry proper worker's compensation policies, which may put you at risk of a lawsuit. Thirdly, a state license is a way of telling you, the consumer, that the contractor's abilities have been verified by the state and that this contractor is qualified to build according to state laws. Lastly, when a contractor is unlicensed he can disappear like a ghost and there is seldom way of tracking them and/or enforcing any regulations against them; horror stories about contractors leaving projects unfinished are almost always caused by unlicensed contractors, trying to make a quick buck, who ruin the reputation of others.
As long as the contractor is covered by workers' compensation insurance you should be fine because the insurance will take care of it. If an uninsured contractor is injured while on your property then they can sue you personally for physical bodily injuries, which is exactly why you should never hire a contractor who's not fully insured and bonded. Eminent Construction carries the highest workers' compensation policy currently available in the market - up to $1,000,000 per incident.
